Junior ADU

A Junior ADU, also known as a Junior Accessory Dwelling Unit (JADU), is a specific type of ADU.  But what qualifies as a Junior ADU?  To put it simply a junior ADU is a small living unit that is created within an existing space.  In order to be defined as a junior ADU, the following qualifications must be met: 

  • Located within the footprint of an existing single-family dwelling
  • Located within an accessory structure, such as an attached carport or garage, for multi-family properties
  • 500 square feet maximum size
  • Has an efficiency kitchen
  • Has a separate entrance from the main residence
  • Has a private bathroom or shared with the single-family dwelling

An example of a Junior ADU is a garage conversionOur Hillcrest Model is a great example to look at.  Hillcrest is sized and designed to fit within an existing two-car garage footprint.  Superior ADUs transforms your ordinary garage into a beautiful suite complete with its own bathroom, laundry, bedroom, and kitchen.  This suite can then be rented out to generate extra income or a family member can move into the new junior ADU.  Something to take note of however, is that short-term or vacation rentals are not allowed for JADUs.  

A junior accessory dwelling unit can also be created within an existing bedroom in a single-family home.  Oftentimes, a portion of the house will be sectioned off and transformed into a junior ADU.  The junior ADU must meet all of the same requirements previously stated.  

Something else to take note of is a new law that has allowed single family residences to have both an ADU and a junior ADU.  The additional ADU must be detached from the main house, however.  This is one of the best ways to maximize a single-family property’s rental income.  The junior ADU located in the garage can be rented out as a studio, while the detached ADU can be rented out also!  However, this is only allowed if the homeowner lives at the primary residence.
