A Jr ADU, also known as a Junior Accessory Dwelling Unit (JADU), is a specific type of ADU. But what qualifies as a Jr ADU? To put it simply a Jr ADU is a small living unit that is created within an existing space. In order to be defined as a junior ADU, the following qualifications must be met:
- Located within the footprint of an existing single-family dwelling
- Located within an accessory structure, such as an attached carport or garage, for multi-family properties
- 500 square feet maximum size
- Has an efficiency kitchen
- Has a separate entrance from the main residence
- Has a private bathroom or shared with the single-family dwelling
An example of a Jr ADU is a garage conversion. Our Hillcrest ADU Model is a great example to look at if you’re considering a garage conversion. Hillcrest is sized and designed to fit within an existing two-car garage. Our team at Superior ADUs transforms your ordinary garage into a beautiful suite complete with its own bathroom, laundry facilities, bedroom, and kitchen. This suite can then be rented out to generate extra income, or a family member can move into the new Jr ADU. Something to take note of however, is that short-term or vacation rentals are not allowed for Jr ADUs, also known as JADUs.
A Jr accessory dwelling unit can also be created within an existing area of a single-family home. Oftentimes, a portion of the house will be sectioned off and transformed into a Jr ADU. The Jr ADU must meet all of the same requirements previously stated.
Something else to take note of is a new law that has allowed single family residences to have both an ADU and a Jr ADU. The additional ADU must be detached from the main house, however. This is one of the best ways to maximize a single-family property’s rental income. The Jr ADU, located in the garage, can be rented out as a studio, while the detached ADU can be rented out also! However, this is only allowed if the homeowner lives on the property.
Superior ADUs offers two detached ADU Models. Oakridge is a 1 bedroom, 1-bathroom accessory dwelling unit with 548 square feet. It is masterfully designed with lots of storage space, optional laundry and fireplace, and ADA compliant features. If more space is needed, our Springfield Model accommodates 2 bedrooms and 2 bathrooms and offers 850 square feet. Springfield has an expansive great room with island seating and cathedral ceilings.
The benefit of choosing to build one of Our Models is that the plans are already complete and ready to be submitted to your city following a site visit. This greatly speeds up the process and gets you into your ADU or Jr ADU quicker. If, however, you’d prefer to have Custom ADU Plans created specific to you and your property, we offer that also! Whether you want a junior ADU, a detached ADU, or another type of ADU, we can help you.
Disclaimer: There are Local Jurisdictions that are determining State Laws differently. Always check with your Local Agencies to determine restrictions in your area or call Superior ADUs and we will provide you with that personalized information.
