An ADU, or Accessory Dwelling Unit, is considered an “accessory” to a primary residential unit. In other words, an ADU is a secondary housing unit that is located on a single-family or multi-family residential lot. An ADU can be attached or detached from the main house and provides an area for sleeping, eating, cooking, and bathing. The ADU functions separately from the primary residence, so it must have its own entrance. However, this gives homeowners the ability to rent out the ADU or move into the ADU and rent out the primary residence.
A JADU, or Junior Accessory Dwelling Unit, is no more than 500 square feet and must be located within the existing primary residential unit. For example, a JADU can be built in an existing garage or bedroom, but it must have a separate external access from the primary residence.
